Rockwell Land remains optimistic about the future of its real estate ventures in Cebu, citing continued demand for upscale properties in the region. The companyโs projects in Cebu include the 32 Sanson Road, Aruga Resort and Residences โ Mactan, and the upcoming IPI Center Done Rockwell.
Situated in Lahug, Cebu City, 32 Sanson Road is a master-planned development that comprises five low-rise residential towers โ Raffia, Gmelina, Buri, Solihiya, and Sillion, that offer residents a harmonious blend of luxury and tranquility.
32 Sanson Road is Rockwellโs first real estate project in Cebu, said sales executive Ms. Niลa Pangilinan.
The Aruga Resort and Residences Mactan is Rockwell’s first residential-resort development. Spanning 5.2 hectares in Punta Engaลo, it features two residential towers, luxurious villas, and a proposed hotel boasting a 270-meter beachfront. With breathtaking views of Magellan Bay and Hilutungan Channel, Aruga Resort and Residences offers residents an unparalleled seaside retreat.
Adding to its portfolio in Cebu is the IPI Center Done Rockwell, a joint venture project with International Pharmaceutical Inc. (IPI). This 2.8-hectare mixed-use real estate project promises to redefine urban living in Cebu. It will feature exclusive residences, office spaces, and a retail component.
Ms. Pangilinan said IPI Center has three towers โ two office towers and one residential tower with a retail strip mall. One office tower, the residential tower, and the strip mall is projected for completion on April 2029
Rockwell continues to invest in Cebu because thereโs a demand for high-end projects, she said.
The company is actively looking for properties in Cebu and other areas for development as residential or mixed-use projects, said sales executive Darshan Obediencia.
Both Rockwell sales executives were among those who gave updates on the company projects during the recent general membership meeting of the Chamber of Real Estate and Builders Association, Inc. (CREBA) Cebu Chapter.
Obediencia said that the Aruga Resort and Residences enjoyed a warm response from the market, with 79 percent already sold. On the other hand, 20 percent of the IPI Center is already sold.
CREBA Cebu, now led by newly-installed President Ms. Catherine Cusi, serves as a platform for industry stakeholders in Cebu to exchange ideas and foster collaboration in advancing Cebu’s real estate sector.
โNow that everything is hopefully normalized, we will revitalize and refresh CREBA, and at the same time, promote real estate industry teamwork, with the developers, brokers, and appraisers,โ Ms. Cusi said.
She noted that real estate developers are important for the sector because of their contribution to Cebuโs economy especially since it is a major tourist destination.
Bureau of Internal Revenue (BIR) Regional Director Douglas Rufino, the guest speaker during the general membership meeting, said that the real estate sector is a major contributor to the BIR Region VIIโs collections.
RD Rufino said Cebu collected almost P42 billion, overshooting the P41-billion target by P800 million and making Cebu number two nationwide. Of this amount, the real estate sector contributed P6.5 billion to the total collections.
Ms. Cusi said she plans to invite government agencies related to the real estate sector so that chamber members will be updated on the latest government regulations.
